2000-2001 Annual Report

While the number of applications was fewer than previous years, the nature of development proposals was more complex than typical. In addition to various study session items, the Planning Commission has reviewed three subdivision plats, the special land use for the senior housing project, seven lot splits, eleven ordinance amendments and two pre-application reviews. Major reviews were as follows:

Number of Meetings:

The Planning Commission held ten regular meetings during the year.

Zoning Ordinance Update:

The “Ad Hoc” Zoning Ordinance Subcommittee completed work on revising the Zoning Ordinance. This committee consists of Planning Commission, Zoning Board of Appeal, Township Board, staff and citizen representatives. The update has been on an Article by Article basis per the priorities established by the Planning Commission. The full ordinance was completed with all amendments consolidated into the final document for printing. The major amendments that were completed this year include:

Article 3 - Single Family Residential - R-1-E overlay zone and lot coverage regulations
Article 5 - Mobile Home Park District – Reformat for new ordinance
Article 6 - Convenience Commercial – Comprehensive revision
Article 8 - Special Environmental District – Reformat for new ordinance
Article 12 - Parking and Loading – Comprehensive revision
Article 15 - Grading – Repealed
Article 16 - Sign Ordinance - Comprehensive revision
Article 19 - General Provisions – Land divisions regulations
Article 24 - Administration and Enforcement - Comprehensive revision
Article 25 - Severability and Effective Date – Reformat for new ordinance
The Subdivision Control Ordinance – Comprehensive revision

Master Plan:

A draft of the Township Build-out Analysis was completed and a public hearing was conducted on the plan.

New Members:

During 2000, the Planning Commission welcomed John Raithel as a new member.
